Bathroom Addition in Braintree, MA: How a Dormer Solved the Space Problem

We love the charm of a classic Cape Cod style home, but let’s be honest: the second floor can feel cramped. The steep rooflines often leave homeowners with little headroom and no space for a modern bathroom.


This was exactly the challenge for our recent client in Braintree, MA. The family desperately needed a new bathroom, but the first floor was fully occupied, and the second floor had the typical low, slanted ceilings of a Cape.


The Solution: Build Out, Not Up The client was initially concerned that a bathroom on the second floor would feel tiny or claustrophobic. Our solution was to frame a roof dormer. By structurally altering the roofline, we didn't just add a window; we created entirely new usable square footage where there used to be dead air.

The Result: Bigger Than Expected As you can see in the photo above, the difference is night and day.

  • Headroom: The dormer pushes the roof up, giving full ceiling height for a shower and vanity.

  • Insulation: You’ll notice we used closed-cell spray foam insulation. Dormers are exposed to the wind and cold on three sides, so high-performance insulation is critical to keeping the bathroom warm in winter.

  • Plumbing: The rough plumbing is now installed, tucked neatly into the new floor system.


The client was surprised by how spacious the room feels compared to the original dark attic space. It turned a cramped storage area into a bright, functional family bathroom.


Our Recommendation If you have a Cape Cod home and need more space, don't assume you have to build a massive addition off the back. A second-floor dormer is often the most cost-effective way to gain a bedroom or bathroom.
